Challenge
A Ballantyne-area HOA received a compliance notice from Charlotte-Mecklenburg Storm Water Services (CMSWS) citing a degraded outlet structure, encroaching vegetation, and sediment accumulation that had reduced the pond’s storage capacity by an estimated 30%. The board needed a repair scope, contractor coordination, and documentation package before their rescheduled CMSWS inspection.
Solution
- Conducted a full SCM inspection and produced a written deficiency report with photo documentation
- Removed 18 inches of accumulated sediment from the forebay using an excavator with a long-reach arm
- Cleared invasive vegetation and stabilized side slopes with erosion control matting and native seed mix
- Rebuilt the outlet control structure: replaced deteriorated riser boards, repaired the concrete barrel, and reset the trash rack
- Installed riprap energy dissipation at the outfall where erosion had undercut the embankment
- Delivered a CMSWS-formatted inspection report and maintenance log for the board’s records
Results
- Passed CMSWS inspection on the first re-inspection with no outstanding deficiencies
- Restored full design storage capacity and positive drainage through the outlet
- Board received a turnkey documentation package accepted by Mecklenburg County
- HOA enrolled in an annual maintenance agreement to prevent future compliance notices
